ALDEVIQUE investor service

Build the case.
Not the fantasy.

For Australian investors seeking a disciplined route into Dubai and Ras Al Khaimah property—from first investment thesis to handover, rental readiness and eventual exit.

Our return discipline

Opportunity begins
with better evidence.

A polished launch can make almost any development look compelling. Investment quality is decided by the exact entry price, unit, future supply, tenant or buyer audience, ownership cost, payment exposure and exit—not the brochure alone.

The UAE investment thesis in plain English

Real structures.
Paired with real limits.

This is not a hidden loophole or a guaranteed shortcut. It is an established international property market with different structures, opportunities and risks.

01

Geographic diversification

A UAE asset can reduce reliance on one property market.

It also introduces overseas legal, market and AUD/AED currency exposure.
02

Staged capital timing

Selected off-plan contracts can distribute payments through construction.

A payment plan changes timing—not the full price or the need for completion capital.
03

Several operating routes

Ready, annual rental, licensed holiday-home and lifestyle use create different pathways.

Each route has distinct costs, rules, management demands and tenant or guest audiences.
04

International market depth

Dubai and Ras Al Khaimah draw residents, visitors and capital from multiple countries.

Market-level activity never proves the rent, resale time or capital growth of one unit.

Current and historical market evidence

Scale,
made measurable.

These indicators establish market context. They do not forecast the return, occupancy or resale value of a selected residence.

Dubai · official 2025 result1.38M

Registered tenancy contracts

Dubai Land Department reported 1.38 million registered tenancy contracts in 2025, up 6% in volume, while total contract value rose 17% to AED 126.4 billion.

RAK · official 2025 result1.35M

Overnight visitors

RAKTDA reported 1.35 million overnight visitors in 2025, up 6% year on year, with tourism revenue up 12%.

Dubai · official 2024 range6–8%

Historic gross yield context

Dubai Land Department’s 2024 annual report published a broad 6–8% rental-yield range. It is historical, market-level and gross—not a projection for every unit.

The number we interrogate

Service charges, vacancy, management, furnishing, utilities, finance, tax, currency and maintenance can materially reduce a headline return.

Official Dubai Land Department and Ras Al Khaimah Tourism Development Authority sources reviewed 20 October 2026. Historical market activity and broad ranges are not forecasts. Every private brief must be refreshed for the exact property and current date.

Why the Australian assumptions change

A different
capital rhythm.

The familiar Australian model often centres on bank serviceability, a large mortgage, local tax treatment and a long hold. A Dubai strategy can place more weight on staged equity, exact payment milestones, unit selection, service charges, operator quality, competing supply and currency timing.

Australia

Finance-led acquisition and domestic tax settings often shape the strategy.

Dubai ready

More capital may be needed at transfer, with a tangible asset and possible near-term leasing.

Dubai off-plan

Capital is staged, but no income arrives during construction and completion exposure remains.

Choose the ownership strategy first

One property.
Four ownership strategies.

01

Long-term rental

Prioritise tenant depth, practical layouts, service charges, transport and durable annual demand.

02

Holiday home

Test tourism demand, licence requirements, furnishing, operator fees, seasonality and realistic occupancy.

03

Growth and resale

Examine entry price, future supply, payment exposure, transfer rules and the likely future buyer—not only launch momentum.

04

Lifestyle plus income

Balance personal use with rental restrictions, management arrangements and the periods when the residence must remain available.

The risk ledger

What could

Competing stock, unit stack, layout, view protection and the reason a future tenant or buyer would choose this residence.

03

Income & operation

Achievable rent, vacancy, service charges, management, furnishing, maintenance, utilities and licensing.

04

Capital & currency

Every contractual instalment, completion reserve, finance assumption and the AUD impact of exchange-rate movement.

05

Liquidity & exit

Resale conditions, developer approval, payment threshold, transaction cost and depth of the future buyer pool.

Figures are indicative and calculated only from the values you enter. This tool does not estimate a market yield, occupancy, cost or future return. Every input remains an unverified scenario until confirmed for the selected property with your independent advisers, current documents and suitable evidence.

Every property should survive three cases

Model the base.
Respect the downside.

If an investment works only when rent, occupancy, completion and resale all outperform, the decision is being carried by hope.

01 · Base

Reasonable, not heroic

Supportable rent, normal vacancy, current known costs and no exceptional capital-growth assumption.

02 · Downside

Liquidity under pressure

Lower rent, longer vacancy, higher costs, delayed completion, adverse currency movement or a slower resale.

03 · Opportunity

Upside stays optional

Improved demand or pricing can be shown as potential, but should not be the reason the purchase must work.

The verified payment pathway

Your money should never
disappear into the process.

ALDEVIQUE does not receive reservation deposits or purchase money. Before any transfer, the authorised seller, exact unit, official payment instruction and project escrow position must be independently verified.

01

Verify authority

Confirm the developer, project registration, selling authority and current advertising permission.

02

Verify the account

Match the beneficiary and project escrow or authorised payment account against official regulator records.

03

Verify the contract

Have the reservation, SPA, payment milestones, default provisions and refund rights reviewed independently.

04

Pay directly

Transfer only through the authorised transaction pathway—never to ALDEVIQUE or an individual account.

05

Retain the record

Keep signed documents, receipts, milestone notices and regulator confirmations together for the life of the investment.

After the sale

Ownership begins
at handover.

The intended service would continue beyond reservation. Where regulated work is required, ALDEVIQUE would coordinate appropriately licensed independent providers and disclose their fees and any referral benefit before engagement.

01

Handover readiness

Milestone reminders, document checklist, snagging introduction and completion preparation.

02

Furnishing & launch

Furnishing scope, photography and guest-ready or tenant-ready setup coordinated with local providers.

03

Rental route

Compare licensed holiday-home operation with long-term leasing using current fees and demand evidence.

04

Performance review

Track income, vacancy, management cost, service charges and maintenance against the original model.

05

Hold or exit

Review future supply, resale conditions and personal objectives before changing course.

Investor questions

Ask before
you reserve.

Is Dubai a guaranteed high-yield market?+

No. Returns vary materially by building, location, unit, price and operating model. A market statistic or developer forecast is not a promise for an individual property.

Why can projected yields look higher than in Australia?+

Purchase prices, tenant demand, financing, local costs and UAE tax settings differ. The only useful comparison is a net one that also considers Australian tax and currency exposure.

Are developer payment plans a form of free finance?+

No. They can stage contractual payments, but do not reduce the total obligation. Timing, default clauses, completion capital and AUD/AED movement need to be modelled.

Ready or off-plan—which is better?+

Neither is universally better. Ready property can be inspected and may generate income sooner. Off-plan may offer staged entry into new stock but adds construction, timing and future-market risk.

Can I resell an off-plan unit before handover?+

Some contracts permit a transfer after specified conditions are met. Developer approval, payment progress, fees and buyer demand may apply. It should never be assumed as the only exit.

Does a branded residence guarantee performance?+

No. A brand may influence positioning and demand, but purchase premium, operating model, fees, unit supply and resale depth still matter.

How does ALDEVIQUE test rental performance?+

We organise current evidence, realistic occupancy, service charges, management, furnishing and other ownership costs for the exact unit, then separate the base, downside and opportunity cases.

Will ALDEVIQUE hold my money?+

No. Purchase money must move only through the verified authorised seller or applicable registered project escrow pathway.

What happens after handover?+

The intended service covers handover preparation, provider coordination, rental-readiness and performance review, with third-party costs and relevant referral benefits disclosed before engagement.
