Perspective before property
Opportunity deserves context. We begin with the market, the ownership framework and the practical realities—not with a sales brochure.

Dubai offers an established global city, deep international demand and mature freehold districts. Ras Al Khaimah is a smaller, tourism-led market with a different supply profile and risk-return conversation. They should never be presented as interchangeable.
A practical base between Australia, Europe, Asia and the wider Middle East.
Designated freehold areas and project-specific rights that require document-level review.
A significant branded-residence market where operator, agreement and premium all matter.
AED pricing introduces AUD currency movement that can materially change the effective cost.
Milestone payments, escrow and completion assumptions require disciplined review.
Location, future supply, service costs and exit audience matter beyond launch-day excitement.
Tax & residency
The UAE's tax and residency settings can be attractive, but the right outcome depends on the property, ownership structure and where the buyer remains tax resident.
The UAE Government currently states that the UAE does not levy income tax on individuals. That does not remove tax obligations in another country.
FTA guidance generally treats a natural person's UAE real-estate investment income as outside Corporate Tax where the activity is not conducted through, or required to be conducted through, a licence. Companies and licensed or licensable business activities may be treated differently.
The first supply of a qualifying newly constructed residential building within three years of completion is generally zero-rated; later qualifying residential supplies are generally exempt. Hotel or serviced accommodation, commercial components, management services and service charges may be treated differently.
An Australian resident for tax purposes generally must declare worldwide income, including foreign rent, and Australian CGT may apply to disposal of overseas property. Owning UAE property or holding a UAE visa does not by itself change Australian tax residency.
Golden Residency
Current UAE Government guidance describes a renewable ten-year Golden Residency pathway for qualifying real-estate investors with one or more UAE properties valued at AED 2 million or more, including eligible approved off-plan purchases. Evidence, financing, ownership, insurance and authority requirements apply and can change. Qualifying ownership can create an application pathway; approval remains with the UAE authorities.
A UAE residence visa is not the same thing as UAE tax residency, and neither automatically changes an Australian tax position. Australia and the UAE do not currently have a comprehensive income-tax treaty. Registration fees, service charges, finance costs, insurance and currency exposure also remain part of the ownership equation.

ALDEVIQUE builds confidence through dated market evidence, visible project-information sources and a clear record of what still requires verification. Costs, returns, completion and residency pathways remain separate, and independent Australian and UAE advice comes before commitment.
