Begin with the purpose, not the brochure.
A residence chosen for family use, relocation, rental income or long-term capital preservation should not be assessed through the same lens. Before looking at projects, define the intended use, holding period, budget in Australian dollars, timing and tolerance for off-plan delivery risk.
That brief becomes the filter. It makes it easier to reject attractive projects that do not suit the objective and to compare the few that remain on consistent terms.
- Intended use and holding horizon
- Available capital and payment timing
- Location and lifestyle priorities
- Income, management and eventual exit requirements
Verify the transaction pathway.
The reservation, sale and purchase agreement, project registration, escrow arrangements, payment instructions and title pathway should all align. Funds should move only through verified channels named in current transaction documents.
For an off-plan purchase, confirm the project and developer registration, the unit details, the applicable interim registration process, the project escrow account and the consequences of delay or default on both sides.
Keep Australia in the room.
An Australian tax resident generally reports worldwide income. Foreign rent and gains on an overseas asset may therefore have Australian consequences even where the UAE does not levy personal income tax. Tax residency is a factual legal question and is not changed automatically by owning a UAE residence or holding a UAE visa.
The acquisition is also priced in dirhams, while the buyer may earn and hold wealth in Australian dollars. Currency movement can alter every instalment, the effective cost base, income received and sale proceeds.
Build a record that travels with the property.
Retain the executed agreements, receipts, registration records, exchange-rate evidence, loan documents, service-charge statements, invoices for improvements and every material project notice. Good records support tax reporting, dispute resolution and a cleaner future sale.
ALDEVIQUE organises the decision journey and coordinates the authorised UAE pathway—it does not replace independent legal, tax, finance, migration or currency advice.
